As your realtor, I will provide you with my professional opinion on the advantages and disadvantages of each property. I will also explain and assist in completing your offer and then negotiate to get you the best price and terms. I will walk you through your due diligence, including helping to investigate whether any development across the street will abstract your view.
There are incidences when a buyer opts to use the seller's realtor (won't be a thing come March 2018), thereby leaving the buyer on his own. The seller's realtor can provide the buyer with information but not guide him, negotiate for him or help him complete his due diligence. Some buyers choose this approach thinking they have an inside track and will save money. but nearly always, neither is true. Realtors are required to present all offers to their sellers and the seller's realtor is often paid what your own realtor would be paid (and you do all the work).
It is always best to involve realtors (me) early on in the process. Far too often buyers involve realtors at the final stages of the purchasing process. Although there are a lot of information online, working with me early on could prevent a lot of the mis-steps and make for a much smoother purchasing experience.
